From 1st October 2008, all newly rented properties will require an
Energy Proficiancy Certificate or EPC on change of tenancy.
Landlords are required to provide this for their new tenant(s) free of charge. An EPC can be reused for up to 10 years at the present time as long as there are no major changes to the property such as a new boiler, new windows or insulation and heating controls. If any of these were changed it is in the landords interest to get their EPC upgraded, in most cases this can be done without the need for a return visit and at a reduced fee.
Home owners wishing to sell their properties will be
required to provide potential buyers with a Home Infromation Pack or HIP.
